How the Stamp Duty Holiday can help you get the perfect home

There has recently been a huge up-turn in people moving house. With plans for the easing of lockdown and the extension of the Stamp Duty Holiday, we are finding many new customers are benefitting from this temporary change. Discover the difference it can make to getting the home you truly want.

What the Stamp Duty Holiday Offers

The Stamp Duty Holiday began in July 2020 and was extended until 30 June 2021 in the recent budget. This means that if you buy a home up to £500,000, you will pay no Stamp Duty. So, if you are also selling a property, you can expect to save up to £15,000. Between 1st July and 30th September this year, the rate will remain at zero for properties under £250,000. So, it is no wonder that this is boosting the housing market.

Improving Your New Home

When choosing a new home, you often have to make some compromises. After all, you can only pick from what is on the market at that moment in time. If you have moved to a new house and made a significant saving, then you may now have some additional funds available. Therefore, why not spend this excess on making improvements to create your perfect home. Perhaps you’d like to remove a ground floor internal wall and replace the kitchen, to provide you with a new open plan kitchen diner. Maybe there is a garage or loft which could be converted to a habitable living space. It could simply be a new extension to give you more useable rooms. Structural alterations can enhance your space with savings made as a result of the Stamp Duty Holiday. Equally, you could put these together with savings for larger or more complex alterations.

Plan for The Future

The world is different now. As a result, we are spending more time at home. For some people that has led to the realisation that their space is too small. For others it has been a requirement for new dedicated workspaces. Moreover, it is a great time to plan for the future. Think about how you can improve your home to suit changes in living requirements. Do you need an area to work from home? Perhaps an extra room is needed to give you more space. Would dedicated storage space or a loft conversion make your house the perfect choice for an expanding family? Many new clients have approached us over the last few months with one aim. To make their new home a little bit more bespoke to their individual needs and you could do this too.
